接咗幾次SP,失血勁多。
最近港股回勇,乘機開咗啲covered SC.
物業2放租多月,仍未租出。聯絡咗3間放咗匙地產,才知道佢哋1間冇帶過人上去,1間話冇客搵呢類細房,另1間帶咗2次客,都嫌細,冇興趣。還價都冇。
把心一橫,自己上單位錄影、影相,upload上YouTube, Facebook 和 IG放租。第1日已經幾十個查詢,第二日都十幾個。搵地產經紀幫手帶咗1個,自己帶咗1個。出post嘅第3日,已經成功出租。
租客本身喺港島有屋企,佢搞音樂,有時好夜放工,所以夠位放床,附近有地方食嘢,交通方便,就可以。佢見到間房好新淨(上手租客搬走後,我換咗鎖、翻新過),環境清靜,好鍾意。前晚睇完,昨天早上覆咗會承租,不過我要時間預備租約。今日簽約、收2按1上。佢完全冇還價,仲好雀躍咁度尺,買傢俬。很有禮貌,聽到會打釐印,都冇異議。似乎係好客。😊
有呢2按1上,每個月有返現金流,唔駛割肉還按揭。心情好多了。
夜晚staycation,外出同媽咪慶祝,食生日飯時,有舊同事打嚟搵我幫手代課。代課日薪千七左右,勤力啲,日頭返學校教書,放學去補習,再收多啲上門補習學生,收入應該有可觀增長。
唔再搞期權,或者只做covered SC, 唔好再開long side,小心謹慎,肯定可以捱過呢個寒冬嘅。

ReplyDelete代理總想把租客賣到最多佣金收的單位, 或最容易被其他代理搶走的單位
所以獨加代理的單位往往會變成最後才賣出的貨, 而最抵的荀盤又往往要遇着最賤的客才能成功租出
